 Absolutely not! When your license is parked with Sunshine realty & Referral Services,  you’ll never pay Realtor® dues, MLS fees, or E&O insurance. This means you can save hundreds—if not thousands—of dollars each year.

You won’t be required to join any board of Realtors or MLS service. As a virtual brokerage, there are no mandatory meetings or office obligations. Simply refer your real estate business and keep earning—without the overhead.

Commission Payment Process
Once Sunshine Realty & Referral Services receives the commission check from your referral’s closing agent, your payment will be processed and sent via mail or wire transfer as soon as the funds have cleared our account—typically within 2 to 5 business days.

As an independent contractor, you’ll receive a 1099 form at the end of the year to report your earnings. Please note, we do not withhold taxes, so you are responsible for managing your own tax obligations.

At Sunshine Realty & Referral Services, we offer one of the most competitive commission splits among referral-only brokerages in Florida. Our fee structure is simple and transparent: you earn 40% of the commission received from any closed referral.

Example:
Home purchase price: $300,000
Commission at 3%: $9,000
Your referral commission (40% of $9,000): $3,600

You earn $3,600 just for referring the client—no showings, no paperwork, and no extra costs.
